Where is Belle Farm?

  • Belle Farm is located on Parmenter Street in the lovely Middleton, WI. The 44 acre neighborhood nestles Graber Pond, preserves 50% open space and is 5 minutes from downtown Middleton and 3 minutes from Pheasant Branch Conservancy.

 

  • Belle Farm is 20 minutes from the University of Wisconsin-Madison and the Wisconsin State Capitol. See map.

What is Belle Farm’s school district?

Belle Farm is in the Middleton-Cross Plains school district.

 

  • High School: Middleton

Is yard and snow maintenance included?

Yes! Yard and snow maintenance is handled for the homeowners in the following ways:

 

  • Per the Design Guidelines, yards are planted with deep-rooted plants and flowers. Nationally renowned horticulturalist, Jeff Epping, has designed the Belle Farm plant list and mixes.

 

  • Basic yard maintenance (watering, weeding) will be maintained by the HOA and is included as part of the HOA fees.

 

  • For snow removal, HOA’s snow removal contractor will clear private streets, sidewalks, personal driveways and walkways.

 

  • Private streets will be maintained by the HOA and included in the HOA budget.

Is there an HOA? What are the fees?

  • Belle Farm has a Homeowner’s Association. HOA fees will be approximately $250/month (these fees begin upon occupancy permit) and include yard/snow maintenance, home internet and a household membership to Belle Farm’s health and wellness amenities.

 

  • Homeowners will receive a monthly membership credit of $100/month until the amenity spaces are constructed.

Are there amenities planned?

  • Future amenities include: yoga studio, gym, fitness studio, lap pool, cabana, sauna, courtyard, lounge, library work space, meditation room and restaurant (these are designed to reside in a future building called The Rose) and a coffee shop (in a future building called Bluebird).

 

  • Although designed with immense care and planned for Phase 1, the timing of the above amenities depends on when The Rose and Bluebird are developed.

 

  • As part of the monthly HOA fee, Belle Farm residents will receive household memberships to these amenity spaces.

 

  • Homeowners will receive a credit on their monthly HOA fees until the amenities have been constructed.

Where will my guests park?

Belle Farm’s private roads accommodate street parking. Our civil engineer has also mapped out areas for pocket lots should the need arrive prior to construction of the future underground parking structure and future neighborhood roads (which will bring on a significant amount of additional parking). Commercial spaces will have dedicated parking.

What is the timeline if I want to build a home at Belle Farm?

  • We are now accepting Offers to Purchase on Phase 1 lots.

 

  • Our primary builder, Brio Design Homes, is now scheduling 2026 construction starts and estimates an 8 month build time.

 

  • Our ready-to-build Cabin homes have an estimated 6 to 8 month build time.

 

  • Contact us to secure your lot and a spot on the 2026 building schedule

Are there floor plans available?

  • Yes! Several of our lots have floor plans available. You can work with these plans or on many lots, design a custom home from the ground up. 

 

  • You can work with our primary builder, Brio Design Homes, in either scenario. If you would like to use your own architect/builder, please contact us.

What are the lot prices? How much does it cost to build a home?

  • Lot prices currently range from $180k – $370k. See our lots for sale for more information.

 

  • For Phase 1, it is estimated that the total price of lot and construction for single family homes will range from $799,000 – $2,000,000 — depending on home size, style and buyer selections. Price includes:
    • Solar
    • Geothermal heating and cooling
    • EV ready wiring
    • Metal roof
    • Solid wood floors
    • Landscape design and installation
    • Some of the Belle Farm homes also include a finished ADU (Accessory Dwelling Unit) which provides separately accessed living quarters for extended family, guests or work-from-home scenarios.

What is the offer of compensation for realtors on the lot sales?

  • There is a 3% offer of compensation to realtors on the lot price.

How do I secure the lot I want?

Who is your builder?

  • Our primary builder is Brio Design Homes who specializes in custom homes. Learn more about Brio’s build process here.

 

  • Buyers can also take advantage of the efficiency of choosing one of our curated and ready-to-build home designs by working with our in-house builder, Belle Builders. Contact us to learn more.

 

  • Buyers can use their own builder and should contact us.

Does Belle Farm allow ADUs?

  • An ADU is an accessory dwelling unit that homeowners can use as flexible space as their lives evolve. This is a separately accessed unit above the garage that can be used as a work-from-home office, guest suite or a separate living space for family, friends or rental.

 

  • Some of the single family homes allow the owner to design and construct an ADU.

 

  • There are no short term rentals at Belle Farm. Rentals require a minimum 30 day lease.
