Our Process

We are here to guide you through every step.

 

There are two paths you can take to build a home at Belle Farm. You can choose from: 1) Predesigned Lots − these are lots that come with predesigned home plans. 2) Custom Lots − these lots allow you to design a home from the ground up.

 

The process for each is outlined below.

PREDESIGNED LOTS

Lots 4-22, 24-25, 28-31, 35

Chicago Row Homes, Cottages, Nests, Shotguns

FIRST

Review our DESIGN GUIDELINES.

SECOND

Choose a lot with a corresponding home design that you love. We will walk you through the floor plans and price estimates (estimates provided by Brio Design Homes). Contact us to see floor plans.

THIRD

Secure the lot by writing an Offer to Purchase. Estella can assist you with this.

FOURTH

After close, your builder will be able to pull a building permit and start construction of your beautiful new Belle Farm home. Construction must begin within 9 months of closing on the lot.

FIFTH

If desired, you can modify the interior layouts of Predesigned Homes. However the intent is for the exterior to follow the schematic design. Any requested changes to the exterior must comply with Belle Farm’s Design Guidelines and needs to be reviewed and approved by the Design Review Board — such review of requested changes will be at a rate of $150/hour.

FIRST

Review our DESIGN GUIDELINES.

THIRD

Secure the lot by writing an Offer to Purchase. Estella can assist you with this.

FOURTH

Our builder, Brio Design Homes, will help you craft your Custom Home or choose your own builder and architect. (Outside builders/architects must be approved by the Belle Farm Design Review Board.)

FIFTH

After close, your builder will be able to pull a building permit and start construction of your beautiful new Belle Farm home. Construction must begin within 9 months of closing on the lot.
